It’s been 25 days since our package was assigned to a Negotiator so thought I’d see what was up as an appraisal had not been ordered yet. Remember we have a CASH offer on the property. So I call on February 17th and talked to Charles, a very nice guy and found out nothing had been done and nothing is scheduled. He was surprised since we had a CASH offer and our package was in what they call their Phase 1 process. So he E-mailed the Negotiator in charge and told me to follow up again in about 2 weeks.
I call on March 2nd and was told that a sale date for the property was set for March 20th. WHAT, no one contacted us, nothing. But here’s the great part. Reva tells me that on February 28th they sent a letter requesting additional information and that they had not received a response, so the short sale was closed out and a sale date was set. O.K. let’s look at that. I’m talking to her on Monday, March 2nd and they mailed out this notice on Saturday February 28th, just two days ago. How was I suppose to respond to a letter I hadn’t received, that was just sent out, TWO days ago on a Saturday and it was just Monday. ARGHHHHHHH.
Then I was told that Alfonso left a phone message for me on Febraury 10th for the information he needed. WHAT! First, they never call everything is by mail. And why on February 17th, did Charles not see this notation in the file. Plus, I was then told that my file had NEVER gone to their Phase 1 but had been in “auto intake” for 2 months. So I fax her the needed documents, both of which were sent in the original package. She said that when they were received they would postpone the sale date.
So what do I receive on March 4th? A letter dated February 19th, which was postmarked February 28th and received March 4th stating that my short sale package had been closed because the offer was insufficient and declined. Nothing about any information they needed, which they supposedely mailed on February 28th. But even better, why didn’t Reva tell my that the offer was declined when I talked to her on March 2nd when the letter was dated January 19th. End of Part 2, it’s time for a drink!
